Maintenance Director primary responsibilities:
• Maintains electrical system
• Performs carpentry work
• Maintains plumbing system
• Establishes and performs a preventive maintenance schedule for systems and equipment
• Maintains grounds and parking areas
• Inventories stock to adequately supply maintenance projects, activities and responsibilities
• Directs activities of outside contractors in construction, repair, and maintenance of physical plant and equipment
• Prepares bids in coordination with Executive director with regard to capital expenditure requests for resident care equipment
• Verifies that construction/repairs to the building meet Life Safety Code
• Works closely and cooperatively with the Safety Committee to ensure Center compliance with OSHA standards and regulations.
• Updates, reviews and revises maintenance policy/procedures as necessary
• Conducts orientation and training
• Attends periodic staff meetings to discuss policies, resident/family complaints, and to make recommendations to improve service and ensure more efficient operations
• Verifies that fire drills, generator tests and Wanderguard alarm checks are completed on a timely basis
• Maintains compliance with State and Federal requirements
• Administers Disaster and Emergency procedures

Maintenance Supervisor requirements:
• Knowledge of building codes, regulations regarding building structure, equipment and HVAC
• Experience with plumbing, carpentry and electrical systems
• Prior supervisory experience in Senior Living / Nursing Facility Maintenance required
• High school diploma
• Valid driver's license
